Inventory is up, but not everywhere

We finally have more homes on the market than we did two years ago, which takes some of the frenzy out of showings. But the good ones, well-priced and in Ardsley Park, Isle of Hope, or the Historic District, still move fast. New construction out in Pooler and Richmond Hill is where buyers have the most room to negotiate.

Rates changed the math, not the mission

Higher rates than the 2021 lows mean your monthly payment is doing more work. That doesn't mean don't buy. It means buy smart, and know that refinancing later is a normal part of the plan. If someone tells you to "wait for rates to drop," ask them what happens to prices when they do.
